1) Future Residents



When do you start leasing?

We are a first come, first serve property. Apartments are leased as they come available. Tours begin in January and any apartment that is not renewed will become available on Leasing Day, the day after Housing Day.





When can I take a tour?

Tours are available from 10am Ė 5pm. Appointments are not required, but recommended.





How many apartments will you have available?

We will have a few of every floor plan. It changes every year, but on average 70% of our residents renew their lease, which leaves about 35 -45 apartments available. We usually lease around 40 apts on leasing day.





How long is the lease?

Our lease begins in September and ends in August. Renewal offers are sent out in December with a February deadline.





What if I need a lease with different dates?

We are one of the most flexible complexes in town and weíll work hard to find something that works for you. Just let us know what you need and weíll see what we can do.





Do you have any leases that begin early, like July?

Yes, every year there are a few residents that would like to move out early. The sooner you tell us, the more likely we can help you.





What Amenities does The Trees Offer?

Amenities include: Pool Spa, Game room, Study lounge, business center, fitness center.





What you have in unit laundry or laundry hook ups?

We do not have laundry in the units. We have three 24hr. laundry rooms on the property that work with the WEB access card so you do not have to carry quarters.





What does rent include?

Rent includes water, sewer, garbage, and FREE Wi-Fi! All you have to pay is: Rent, PG&E, and Cable if you choose.





Do you allow pets?

Yes, we are pet friendly. We allow cats and dogs, less than 45lbs when full grown, with some breed restrictions. We do not allow farm animals or rodents.





Is there a pet deposit?

Yes, a $500 additional security deposit is required for up to 2 Cats or Dogs. Each additional cat or dog requires an additional $250 security deposit. Any unregistered pet without appropriate deposit on file is considered a visiting pet and requires a NON-refundable $40/mo. pet rent.





2) Becoming a Resident



Iíve decided to live at The Trees what do I do now?

Thank you for choosing The Trees! The process is simple:

  1. The first and most important step is choosing a floor plan
  2. Once you have selected the floor plan you want, we will need the corresponding security deposit in a cashierís check or money order. NO personal checks, or cash, will be accepted
  3. When you bring in the security deposit, on or after Leasing Day, you will select your apartment # and schedule a time and day within the next week, when everyone is available, to sign the lease.
  4. After paying the deposit and before lease signing, all residents must fill out an application online.
  5. Check the expiration date on your current lease.
  6. Sign your new lease.





I want to live at The Trees, but I need roommates. Do you have a Roommate Program?

Yes, whether you would like to share a 6 bedroom or a Studio, we have a roommate program to help you. Just fill out the roommate form and we will give out your contact info to people looking for roommates that meet your criteria. We will also give you the contact info for those that match up with you. Once you have met and decided that you are compatible as roommates, you will all sign jointly on one lease. We have found this system to work best in avoiding conflicts and many of our residents have become lifelong friends in the process.





When will I be able to move in?

Move-in day at The Trees is September 3rd. All leases are signed for this day. The day you actually move-in is completely up to you, but you are responsible for rent starting on the 3rd.





But what if my current lease ends before the 3rd?

The sooner we know, the better we can accommodate you. The key is communication. If you tell us now, we will find a solution that works for you.





Do you have Subleases Available?

Many of our residents leave for the summer and sublease their apartments. ALL subleases must be approved by the office. There are also a few subleases that come up throughout the year due to special circumstances.





3) Current Residents



What are the office hours?

The office is open from 9am to 5pm, Monday - Friday.





How can I pay rent?

You can pay rent online, in person, or drop it off in the drop slot next to the office door.





When is rent Due / Late?

Rent is due on the 1st and late after the 3rd there is a $50 late fee.





What if I have an emergency after hours?

You can reach management or maintenance 24/7 by cell phone in case of emergency. The numbers are posted next to the office under the rent drop slot. Donít hesitate to call, the manager lives on-site.





What does maintenance include?

We fix or replace everything from light bulbs to the air conditioners and everything in between!





How do I submit a maintenance request?

You can submit a maintenance request online through the current residentís tab on our website.





What if my maintenance request has not been completed?

If your request hasnít been completed within 3 business days, please contact the leasing office to let us know.





What if I damage something in the apartment?

Do not try to make repairs yourself, just let us know as soon as possible and we will take care of it.





Can I paint?

Any painting must be preapproved, just bring us a sample before you buy the paint, and remember you are responsible for the original color when you move out.





Can I install shelves or hang paintings?

Make yourself comfortable, we want you to stay a long time. Just remember, any holes larger than a pencil need preapproval.





Do I have to reserve the BBQ Area to use the grill?

No, the grill is free to use during pool hours, unless someone has reserved it. Just call the office to check availability. You can reserve up to a 4hr. block of time.





Can my visitors use the pool, fitness center, study lounge, game room?

We welcome visitors, but you must accompany them.





Do I need to supply propane?

No, we provide the propane. If you need assistance with the grill just let us know!





What Amenities are 24hrs?

The Fitness Center, Study Lounge, and laundry rooms are open 24/7. The pool area closes at 10pm for the consideration of the residents around it.





What is the smoking policy?

The Trees a NON-SMOKING Community. Please send visitors off the property to smoke and report any smoking violations to the office.





What if I want to get a pet after I move in?

We are a pet friendly community; just let us know before you do, some restrictions may apply.
